LOCATION:  This beautiful property in southeastern McCulloch County is the perfect place to build a home or to simply enjoy the natural beauty and views that this part of the Lone Star State has to offer. This land lies just about 2 miles southeast of Voca, Texas, with road frontage on the west side of FM 1851, which is a paved county road. The small community of Brady (population 5,355) is less than 15 miles west on Highway 71 and is home to a number of great restaurants, commercial shopping (including Walmart), and beautiful Brady Lake is nearby. The Hill Country communities of Llano and Mason are a mere 30-minute drive from the property as well. 

TERRAIN: The property is fairly level with elevations ranging from a high of just over 1,550 feet above msl on the south boundary to a low of approximately 1,530 feet above msl in the northeast corner along FM 1851. On the highpoint of the property, the ground is fairly level providing for easy access to several possible homesites on top with incredible, long-distance views to the North and West. (See maps) The property features large shelf rock tiers that lie just above Tiger Creek. Carvings in some of the large rocks date back to the 1800s, when—according to local legend—this area was used as a camp location by for the Great Western Trail cattle drives, military wagon trains, and Texas Ranger companies. 
 

VEGETATION: The property boasts a variety of vegetation, mainly wooded savannah with large mature
post oaks, live oaks, native persimmon, some black walnut along the creek area as well as a few sparse junipers and mesquites. Native grasses include little bluestem, black grama, side oats grama, and curly mesquite grass. Some improved lovegrass that was overseeded in years past can also be found on the property.

WATER:  The Hickory Sands water strata is thought to be in the 50 - 200 foot range from the surface, depending on if the location is on the hilltop or in the valley land. Water production from nearby wells range from 75 gpm to 300 gpm. Consulting with a local water well driller should answer any water well questions. Water well drillers for the area include: Magill Drilling and Water Well Service in Mason, and Thomas Water Well Service in Brady.

SOIL: The soils are Field Creek sandy loam and Lone Oak sandy loam with rockier Hye and Acove soils near the creek.

ROADS:  The primary entrance to this tract is right off of paved FM 1851. While there are no permanent roads on the property itself, it would be very easy to install.

UTILITIES: Tri-Eagle Electric is the provider in the area. There is high speed fiber optic internet available along FM 1851.  Cell service is best on the hilltops and likely not as strong in the valleys.

WILDLIFE:  Wildlife in the area includes whitetail deer, feral hog, grey fox, raccoon, opossum, squirrel, coyote, rabbit, skunk, dove, turkey, and bobwhite quail. There are occasional Axis deer that roam the area. 

TAXES:  For 2021 the property is taxed Ag Use taxation. To continue Ag Use or Wildlife taxation, the new property buyers will need to apply with McCulloch County.
 

MINERALS: Seller will convey what he owns.  There is no mineral or oil and gas lease in effect at this time.

EASEMENTS: There are no known easements on this tract.

DEED RESTRICTIONS:  There are minimal deed restrictions.
