Ringgold County, Iowa Hunting Land w/CRP Income, Build Sites

0 310th St., Redding, Iowa 50860 | Ringgold County

Details

This Ringgold County 93 +/- acre property is a Classic Southern Iowa Combo Farm with good hunting & $12,580 in CRP income to help pay the note. Southern Iowa combo tracts are always in high demand, but finding one in the last 12-18 months that has both good income and good hunting has not always been easy. Ringgold County is a bit of a sleeper county in southern Iowa for big bucks. Some of the neighboring counties to the east get a lot more publicity, but there are a lot of serious deer managers who are big landowners in Ringgold County and there are just as big of bucks here as in Decatur and Clarke. This property is 4.5 miles from Redding and 11 miles from Mt. Ayr. It has good hunting, good investment income, nice potential building sites with great views and would make a great property for horseback riding or raising horses, cattle, or hay if you wanted to remove it from CRP. Rural water and electric at the road. There are 93.91 gross acres and 90.89 net acres. Access on south and east sides, primary being an “A” level gravel road, only ¾ mile from hard surface paved road via 185th Ave.

There are 55.75 acres currently in CRP for a Total Income of $12,580.48. 16.7 acres are in at $247.45/acre, expiring on 9/30/25 (CP23), and an additional 39.05 acres are in at $216.34/acre, expiring 9/30/27 (CP42). The overall CSR2 weighted average on the CRP acres is 48.5. The 2023 CRP income will be pro-rated to the buyer from the day of closing until the CRP year ends 9/30/23. All CRP was burned in Spring 2022 and landowner says that was the last time for mid-contract maintenance. 16.7 acres field in NW corner has CSR2 of 69, excellent soil for future row crop use if desired.

The deer trails on this property are just pounded into the ground. There are numerous locations on the property that would make great, hidden food plots in the future. You can easily hunt this property on any wind direction. The habitat is a great mix of mature hardwood forest (there are some ancient White Oaks on this place), brush, meadows, cedar pockets, thickets and winding CRP strips in between old farm terraces that now have trees growing on them. The landowner has owned this property for almost 50 years and his serious deer hunting days are mostly in the past so he didn’t have any recent buck kill pictures from the property, but I took pictures of a lot of his older mounts of bucks killed on the place. They’re not in the listing photo gallery here but if you’d like to see them e-mail or call me and I’d be happy to e-mail them to you just to get an idea of what the property has been capable of producing in the past. There have been some *big* bucks killed here. The trail camera photos in the listing are from 2022 from my trail cameras on the property. This 93 is part of a larger 163 acre farm. See listings for adjoining tracts of 40 acres and 30 acres that are also available, as is the entire 163 acre farm.
